Topic: Surviving the Home Inspection for Investors

The State of New Jersey has very specific regulations for home inspections which must be followed. There are about 4 or 5 software programs most Home Inspectors use, this means the outcome is very predictable. As a Home Inspector, I get feedback and concerns from the Buyers that every investor and Realtor should know. Most people are surprised at how often even first-time home buyers are aware of the issues before the Home Inspector is even called. They have lived in a home all their life and know something is “different” with this one, they do not know what or why or how bad it is, something is just not right. Most of the time the fear is justified, often it is not.
How to avoid the common mistakes sellers make that are easy and cheap to repair. All too often I find Buyers will accept some larger repairs while walking away from a dozen nickel and dime repairs.
A secondary topic to be briefly discussed is Radon and how to keep it from derailing the sale. In the past year since the last presentation this is becoming more of a concern to our members. The fear is often disproportional to the mitigation cost or risks.
