Private lending is great…until it isn’t! Most private lending transactions between private lenders and real estate investors go well and everyone wins. The investor-private borrower is able to consummate profitable real estate investments and the private lender enjoys a return with a high interest rate. But some private lending transactions go wrong, terribly wrong. The speaker personally knows more than a dozen private lenders who lost a lot of money, up to all or nearly all, of their life savings to private borrowers who filed Chapter 7 bankruptcy, went to prison or died.

In this presentation, Marc Halpern, who was a private lender for nearly a decade, during which time one of his private borrowers died suddenly at age 35 without a will (!), will describe 17 things that he has seen go wrong in private lending. He will also discuss some common sense best practices that private lenders should consider before making the private loan that may help mitigate their losses if a private loan goes bad. Marc will also discuss why he does not make private loans anymore.

 Bio – Marc Halpern is a successful part-time real estate investor who has achieved financial freedom in terms of both passive income and net worth through rentals and flips using “regular” money and self-directed 401k and Roth 401k funds.
