Bio as a successful part-time real estate investor: 
Marc Halpern is a chemist and small business entrepreneur who has been an active successful part-time real estate investor since 2004 and a passive real estate investor since 1984. Marc has used part-time real estate investing with rentals, flips and lease-options, mostly in South Jersey, to supplement his primary occupation (that included getting paid to lecture in more than 260 cities in 37 countries). The results include putting his children through college with no debt and building enough tax-free and pre-tax passive income and net worth to be prepared for financial freedom during "retirement" (whatever that may be!). Marc has a much higher average positive cash flow per unit than most real estate investors due to strategic property selection.
Marc started out at age 29 with a net worth of less than $3,000 in 1983 and a salary that year below the poverty line. Marc was left back in 11th grade. These were not very good leading indicators for success, either financially or academically. If Marc was able to rise to become a successful part-time real estate investor do it, you can do it too. No excuses.
