Landlords Increase Profits By Reducing Tenant Theft
Chuck Burnum, Kingsway Home Inspections, (856) 905-5009 - During my 45 years as a real estate inspector I have seen many tenant theft techniques and scams.. The reason for this presentation is to bring awareness to landlords on how to best protect their properties both legally and financially. I will discuss some obvious (and not so obvious) red flags landlords can look out for.
For example:
- Tenants can run a legal business out of your property that costs YOU money - i.e. laundry services using your appliances, auto repair causing environmental pollution, etc.
- Stealing utilities, yours and others - Best and worst heating systems to combat potential theft
- Peeping Tom's in multi units - What kind of indicators to look out for
- Locks are for honest people - Countless ways to defeat your thermostat locks and other things you are trying to control.
- Break it and fake it - The business of breaking or appearing to break things only to repair or reset in lieu of rent. Why you never hire tenants to repair their own rental.
