Wholesaling 101: How to Comp Properties & Make Confident Offers

Want to know what a property is really worth before you make an offer? Join our next Wholesaling Focus Group session for a practical, step-by-step breakdown of how experienced investors analyze comparable sales, estimate repair costs, determine an offer range, and confidently present offers to sellers.

Knowing how to comp a property is one of the most valuable skills in real estate wholesaling. In this interactive subgroup session, we’ll walk through the process of evaluating a potential deal—from identifying the right comparable properties to calculating an estimated after-repair value (ARV), accounting for repairs and holding costs, and building an offer that leaves room for profit.

We’ll also cover how to communicate your offer clearly and professionally, whether you are speaking directly with a homeowner, working through an agent, or negotiating with another investor.

This session is designed to be practical and beginner-friendly, with real-world examples and discussion.

What We’ll Cover

  • How to find and select the right comps
  • How to compare square footage, condition, location, beds/baths, and property features
  • How to estimate an ARV without overestimating the resale value
  • How to think through repairs, assignment fees, investor profit, and your maximum allowable offer
  • Common comping mistakes that can turn a “deal” into a bad deal
  • How to structure an offer price and negotiate with confidence
  • How to make the offer: phone, text, email, agent, and written-contract approaches
  • A live deal-analysis example, if time permits

Who Should Attend?

Aspiring wholesalers, newer investors, agents, landlords, and anyone who wants to get better at evaluating off-market opportunities and making informed offers.

Call to Action

Bring a deal, an address, or a property you have been analyzing. You’ll leave with a clearer framework for determining what to offer—and the confidence to actually make the offer.

Can you confidently answer, “What should I offer?”

  • At this meeting we’re breaking down how to comp a property, calculate a realistic ARV, account for repairs and profit, and develop an offer strategy that makes sense.
  • We’ll cover the numbers and the conversation—so you can go from analyzing a lead to presenting a real offer with confidence.
  • Bring an address, a deal, or your questions. This will be a practical, hands-on session for anyone looking to sharpen their wholesaling and deal-analysis skills.

Stephen is an accomplished real estate professional with over two decades of experience. His journey began in 2000 purchasing his first 3 family rental properties. A few more rentals and all was well, but he still needed to work. In 2012 he saw the possibilities available to him through wholesaling real estate. He decided to fully commit to real estate full time wholesaling to sustainably meet financial obligations and obtain more properties.

Over time, Stephen’s expertise in the real estate market evolved from wholesaling to purchasing multiple rental portfolios using the BRRR strategy, and most recently pursuits in private lending for truly passive income. Wholesaling has made him his own boss and he wants others to experience the same freedom. He has run SJREIA’s Wholesaling Subgroup since 2016.

Roland is a real estate wholesaler and a man of faith with a beautiful wife and 3 fantastic grown children.  After much prayer for alternative ways to increase his income during his 17 years in corporate American, where he maxed his income as a performance engineering IT computer consultant, Roland discovered real estate wholesaling. He dove into the information age of free podcasts and YouTube University to gain an understanding of this new opportunity during his long work commutes to New York City. Eventually, Roland began working part-time in wholesaling real estate and as his education grew, he invested in advanced training and coaching to accelerate his knowledge and develop more consistent deal flow.

Roland has been blessed with the ability to replace and exceed his corporate income enabling him to be a full-time real estate wholesaler for the past 2 years. In addition to his love of winning in the wholesale arena, Roland also has a passion for teaching new wholesalers and helping them to achieve their own success. Roland believes in being a blessing to motivated sellers, serious cash buyers and anyone willing to learn and work as a real estate wholesaler in order to be a positive impact in the lives of others.

Before real estate, I worked as a mail carrier in Burlington County, following a traditional 9-to-5 path. In March 2020, I discovered wholesaling—and it completely changed the trajectory of my life. By March 2021, I committed full-time, using real estate as a vehicle to break free from the rat race and pursue physical, psychological, and financial freedom.

I built my foundation wholesaling mobile homes within mobile home parks, mastering a niche often overlooked. As of January 2024, I’ve expanded into single-family residences, continuing to grow and evolve as an investor. Today, as a leader in my local real estate investing association, I’m committed to helping others gain clarity, take action, and create their own path to freedom.

Real estate wholesaling is one of the most powerful strategies for investors.

  • How does it work?
  • How can you get started, and be successful at it?
  • If you currently wholesale, how can you find better deals and more profit?
