Gerald S. Cioci focuses his practice on commercial and residential real estate law, zoning and land use law, and planned real estate development law. In his practice he has assisted clients in securing approvals for planned real estate developments as well as preparing and registering public offering statements as required by the New Jersey Department of Community Affairs. He has also guided clients through the process of condominium conversion of existing rental properties.
Mr. Cioci also advises clients in the acquisition and sale of commercial land parcels as well as commercial buildings. This includes the preparation of purchase and sale agreements, rigorous due diligence on the property in question, and navigating the client through the process of the commercial real estate closings as well as utilizing tax deferment strategies through 1031 Exchanges.
His practice also includes the negotiation and drafting of commercial leases, negotiating and drafting asset purchase agreements as well as the preparation and filing of the required documents necessary for the transfer of liquor licenses as required by the State of New Jersey. A portion of the practice is also devoted to corporate formation and commercial litigation.
Mr. Cioci also represents individuals in residential real estate transactions. Special emphasis is placed on educating clients in all aspects of real estate transactions whether the individual is buying or selling property. The firm also has extensive experience in assisting clients in the negotiation and sale of distressed properties.
